Observing player tendencies; how can it help you?

I see a lot of poker strategy sites, forums, etc. saying that you should be observing your opponents at the poker table - and understandably so. But what sort of tendencies should I be specifically looking out for? Players who limp monsters, over-betting the pot when a flush rivers, 3-betting the button with mediocre hands like suited connectors, etc.?

And, with that said, how can I use that information to best benefit myself at the table and give myself a bigger edge?

I personally look at timing. How long it takes them to check, raise, ect. Then I find out what kind of hand they have and use it to my advantage. People have tells that they dont realize it . Look past the obvious and really really pay attention. You can find a players Pattern and that perfect scenario will come by where you know what he's doing and what he has. Why chase your prey when the prey will come to you.

I think the key is really to observe so you can pick up patterns & tendencies of a given player so you can exploit them when the time is right.

Yes, but what I mean is what patterns and tendencies am I supposed to be looking for and how can I exploit them?

You can look for the bet size, the time that your opponents are using, what cards they play from a spezfic position, how they play their strong hands and the the weak hands, how often they bet, raise or fold,...
