I don't know where you are getting the 3 betting theory from. There was no raise before us, therefore we cannot 3 bet...
There was an opportunity for us to 3 bet on the flop and we were facing a 3 bet on the turn, maybe you are misreading the HH?
There could be a case for limping pre, depending on how fishy the table is. However you generally won't be getting as much implied odds as we will be oop for the hand and it will be much harder to get stacks in. If we were on the button we should be raising this as we will be in position with a hand that has good implied odds and even some showdown value when we hit top or middle pair.
